A recent NAHB Sales & Marketing Ideas article written by real estate public relations practitioner, Carol M. Flammer focuses on revitalizing former industrial areas. Flammer is the Co-founder and Managing Partner of mRELEVANCE, a public relations, Internet marketing and social media firm.
Some of these industrial redevelopment projects have turned into the most sought after real estate in the country. Transforming these abandoned historical sites into vibrant, highly demanded residential areas takes a lot of work and investment. Smart growth is important to the economy and to the neighborhoods where these abandoned industrial sites are being transformed. Recently, four companies in the southeast took the initiative to revitalize their communities and create desirable housing and economically stimulating jobs.
West Town Atlanta, Ga. Brock Built
Brock Built, known for environmentally friendly construction and Smart Growth is working on is a 43-acre industrial revitalization project, West Town. It will have 42 single family homes and hundreds of townhomes, condominiums and apartments for a grand total of 1450 homes, priced from $150,000 to $600,000.
Eagle and Phoenix Mill Lofts Columbus, Ga. WC Bradley Real Estate
WC Bradley Real Estate Company has renovated the Eagle and Phoenix Buildings, an old industrial mill. The condominiums are spectacular, retaining the rustic luster of the factory’s original purpose, but still mixing hip elegance into the amenity filled complex. Lofts are priced anywhere from $150,000 to over $1 million.
Cigar Factory Charleston, S.C. The Simpson Organization
An Atlanta based real estate investing firm purchased Charleston’s Cigar Factory to transform it into a desirable loft-style home building. Lofts start at $400,000 and up to $1.4 million, with full amenities packages and luxury options.
Belmont Dairy Portland, Ore. Shiels Obletz Johnsen, Inc.
The Belmont Dairy Community, formerly an old dairy farm, was transformed by Shiels Obletz Johnsen, Inc. into a thriving community with retail space, restaurants, specialty shops and plenty of pedestrian friendly streetscape.
